Major Problems for

Mount Argus Apartments

 

Dublin City Council Planning Department has ruled that the plans as submitted to build 211 apartments in the field at Mount Argus are unsuitable for the site.

 

In directing that Viera Limited submit “Additional Information” the planners identify unacceptable deficiencies in the plans as submitted.

 

The defects they identify and the improvements they insist should be in any new plan are:

  • Improvements in the quantity and quality of private and public open space.
  • Some of the five blocks are too close together, overlook one another and do not provide adequate privacy for residents.
  • Substandard finishes and design on the street frontages especially along Lower Kimmage Road and the internal “main street”.
  • Rather than closing-in the River Poddle that it be opened-up all along Lower Kimmage Road and developed as a linear park, linking with the existing park and river on the other side of the entrance to the church. The river banks should have planting, lighting and public seating.
  • All new pathways should be landscaped and be made suitable for pedestrians and cyclists.
  • Better access for the collection and segregation of waste.
  • Clarification of the number of 3 bedroom units and omitting north facing single aspect units.
  • The following problems with traffic have been identified:
    • Possible danger exiting at the Scout Hall.
    • Serious traffic congestion at the Mount Jerome junction.
    • Traffic queues accessing the exit on to Lower Kimmage Road.
  • Possibility of development contributing to the risk of further flooding in the area.
  • Assurance that there is adequate capacity in the local public sewer.
  • Too many trees are being removed in some areas of the site.

The Developers have six months to respond.
